IL Route 176 Commercial Areas Master Plan
In 2012 the Village of Island Lake was dealing with extended growth, particularly in the IL Route 176 Corridor. Previously a highly rural municipality, rapid development and expansion in Island Lake had resulted in a number of disconnected commercial pockets along Route 176. The IL Route 176 Commercial Areas Master Plan was focused on defining future land use along the corridor as it continued to develop.
Organized into four sections, the document focuses on land use, development opportunities, transportation & access, and streetscape & beautification. Aimed at protecting existing residential uses surrounding the corridor, the plan was designed to capitalize on potential commercial opportunities while minimizing infringement on residential neighborhoods. The plan also equips Village Staff with the tools to properly control residential uses surrounding areas sited for future commercial development, helping to incorporate the different uses into a single local fabric.
