Naperville 75th Street Market Analysis

As part of a City of Naperville initiative to assess future zoning along 75th Street, HLA conducted an analysis of the types of uses best suited for the corridor. The study examined the corridor within the competitive context of the commercial and residential market areas and determined that based on traffic volumes, access, and consumer expenditure potential, the area should be zoned for commercial use.

The study was used to formulate staff recommendations to the City Council. HLA presented findings at several public meetings and public hearings throughout the process. HLA was further retained to conduct a residual land value analysis demonstrating how a developer would approach development of certain sizes and quantifying the resulting market value.
